Originally built in the early 1900s and once home to Ford’s Model T and Model A production line, the Ford Factory building is now a landmark of industrial legacy and adaptive reuse in Los Angeles’ Arts District. Listed on the National Register of Historic Places, the five-story concrete structure underwent a major transformation to convert the former factory into street-level retail and expansive creative office space above.
NMN Construction was brought on to perform the structural rehabilitation of the 257,000-square-foot facility. Our scope included placement of new foundations and installation of shear walls throughout the historic building, enhancing the structure’s lateral stability while preserving its signature architectural features. With its mushroom-cap columns, factory-style windows, and original brick façade, this retrofit demanded precise coordination and craftsmanship, ensuring the building’s seismic performance could meet modern standards without compromising its historical character. The project earned LEED Gold certification and set a new benchmark for high-quality adaptive reuse in downtown Los Angeles.
